The Importance of Resale Value in Buying a Home

Resale value is an important factor to consider when buying a home or lot to build one in. Most buyers expect to buy a bigger and better home someday in the future so resale value is an important factor in decision-making because you use the proceeds from selling one home to buy the next one.

Location is very important to the resale value of your home. The idea is to buy a house that will appeal to the largest number of potential future homebuyers. A careful choice of location can minimize potential negative influences on future resale value, and maximize positive influences.

The Housing and Land Development Division of Robinsons Land Corp., said it is very cautious when it comes to choosing locations for its projects.

“Robinsons Land Corp. always builds near or along main roads and highways, not on the outskirts of a city,” said Marilu Alferez, senior vice president and general manager, Robinsons Land Corp.-Housing and Land Development Division.

Even though most real estate value is usually concentrated in the building, the lot is important, too, she said.

“It has to be as level as possible and the lot should be rectangular and not oddly-shaped or situated,” Alferez added.

She suggested making sure that the street you buy on is not used as a shortcut between two busier streets.

“You also do not want to buy a house on a corner lot if you have small kids as those tend to attract more traffic and are not as safe for children. Buy in the middle of the block,” she added.

Alferez also urged buyers to look for a house and/or lot in a city with a viable and stable economy.

“Years from now, when you want to sell your home, at least you know that your community will be a desirable place to live in,” she added.

Look for a healthy mixture of commercial and business districts, urged Alferez.
